Modified Roofing materials, more technically known as Polymer-Modified Bitumen, are special types of membranes used in a type of Built-Up Roof system. Like a BUR roof, special roofing sheet material is placed between layers of hot or cold bitumen, or asphalt. Modified Bitumen Roofing uses polymer sheets that have been coated in special materials like talc or sand to provide added UV protection, weight, structure, and durability to the roof.

Modified Bitumen Roofing is an incredibly durable and waterproof type of roof system that can last for decades. It is also highly resistant to UV and weathering, and the sheets inside the layers can be modified (more insulation, for example) for the climate or property owner’s needs. A modified bitumen roofing system can’t be used on a flat roof, as it needs at least a little slope. It is also a heavier type of roofing meant for sturdy structures, and installation is a delicate process that requires professional handling so certain materials don’t react to each other.

TPO stands for Thermoplastic Olefin/Polyolefin, and it is a type of plastic sheeting that reacts to temperature, hardening as temperatures drop and softening as it warms up. This is advantageous because it can withstand weathering better than traditional plastic or rubber sheeting used in roofing. Known as a “roofing membrane,” this type of roofing material is applied in one layer known as one ply.

The main advantage of TPO roofing materials is cost, as it is a very economical option that offers decades of protection. One ply thermoplastic roofing membranes are great for roofs with a low slope that don’t get walked on, as it is a one layer thin membrane. They’re also great for constructions where weight is a factor or there might be movement in the structure. Because of the nature of the material, TPO roofing is ideal for climates that experience serious temperature changes throughout the year.
